You'll report to the Community Manager and carry real operational weight across several functions that most ACM roles cover: rent collection, security deposit processing, petty cash reconciliation, and bank deposit prep. Compliance work here means supporting MOR reviews and TCAC recertifications, so familiarity with affordable housing regulatory frameworks matters. If you've touched Tax Credit properties before, that background translates directly.
On the leasing side, you'll manage the waitlist, schedule income verification appointments, process lease agreements, and coordinate vacancy turns. That means issuing notices, tracking turnover forms, and working with facilities staff to move work orders through the system at a pace that keeps units available. Property inspections are part of the rhythm, not a quarterly event. You'll also handle resident communications around emergency preparedness and help coordinate resident meetings, which in an affordable community often means working with people navigating real instability in their lives.
Affordable housing management carries compliance obligations that market-rate properties don't. TCAC and MOR reviews require precision and documentation habits that take time to build. If you're coming from a conventional portfolio, expect a learning curve on the regulatory side.
