Assistant Community Manager
Waypoint Management ServicesWhat You'll Actually Do
This role sits right at the intersection of people and numbers. On any given day, you might be walking delinquency reports with the Community Manager in the morning, coaching a leasing consultant on follow-up techniques by midday, and handling a renewal conversation with a long-term resident by afternoon. The work isn't linear, and that's genuinely part of what makes it engaging.
You'll share responsibility for the financial health of the community, including rent collection, tracking delinquencies, supporting eviction processes when necessary, and pulling together accurate reporting. Lease files, rent rolls, and make-ready schedules need to stay current, and that falls partly on you. You'll also have a hand in pricing strategy, using market surveys and occupancy data to recommend rate adjustments to the Community Manager.
On the leasing side, you'll support the team's performance and training, help execute marketing strategies, and stay current on what competitors in the Daytona Beach market are doing. Weekend availability is required, so expect to be part of the rotation when the office is busiest with traffic.
What You Bring
- At least two years of experience in leasing, sales, or hospitality. Property management experience is preferred, but strong sales instincts and customer service skills from other fields genuinely transfer here.
- Comfort with financial reporting and attention to detail when managing records. You don't need to be an accountant, but you do need to catch errors before they compound.
- Solid working knowledge of Microsoft Office and confidence navigating software platforms. Experience with Yardi is a plus.
- Strong written and verbal communication, including with residents who are frustrated, vendors who are delayed, and owners who want answers.
- A valid driver's license and a high school diploma or equivalent.
The Bigger Picture
Waypoint Management Services offers a competitive compensation package that includes monthly leasing and renewal bonuses, an employee housing discount program, 120 hours of PTO in your first year (with increases over time), two floating days annually, and medical, dental, and vision coverage starting on day one. A 401k with company match is also part of the package.
What separates strong candidates from average ones in this role is the ability to hold both sides of the job with equal seriousness. Some people are great with residents but let the administrative side slip. Others are detail-oriented but struggle to build real rapport with a team or a community. The Assistant Community Manager role rewards people who can do both, and do them consistently, even on a busy Saturday.
For someone who's ready to step into more responsibility, this kind of role is a common path toward a full Community Manager position. The financial exposure, team leadership experience, and operational breadth you build here are exactly what makes that transition possible.
