The assistant community manager role exists because running an apartment community is genuinely too much for one person. The CM sets direction and handles ownership-level accountability. The ACM keeps the daily operation from slipping: delinquency follow-up, ledger accuracy, leasing traffic, and the dozen small fires that don't wait for a convenient moment. At Hawthorne Residential Partners, a Southeast-based management company that ranks among the top 50 multifamily operators nationally, this position sits at Yester Oaks in Greensboro, NC.
This is a split-focus role, which is both its challenge and its appeal. Part of your week runs through the leasing office: working leads, conducting tours, moving applications through to executed leases, and handling renewals. The other part is administrative and financial. You're posting payments, scanning checks, monitoring delinquency, making collection calls, and reviewing ledgers for billing accuracy. When the Community Manager is out, you run the site. That's not a once-a-year thing. Plan for it.
Hawthorne also expects this role to contribute to social media content and to keep the leasing office and common areas presentation-ready. Neither is glamorous, but both affect how prospects experience the community on tour days.
The schedule runs Monday through Friday, 9 to 6, with Saturdays from 10 to 4. One weekday off keeps the week at 40 hours. Resident events and community-specific needs may pull you in on evenings or weekends periodically.
Candidates who perform well here already know how to read a delinquency report and act on it without being told twice. The leasing side is learnable; the financial discipline is harder to train. If you've worked a site where you owned collections and ledger review, you'll feel the difference immediately.
Compensation includes an hourly base plus monthly leasing and renewal commissions and quarterly performance bonuses. Hawthorne runs an internal career path program, and the ACM-to-CM track is a real one, not a talking point. Benefits include medical, dental, and vision coverage, 401k with match, paid time off (including your birthday), paid parental and adoption leave, pet insurance, company-paid life insurance, and 24/7 telehealth access.
