This position lives at the intersection of leasing and financial administration. You'll use both sides of the brain daily: converting prospects into residents and then making sure their accounts stay clean and current. Strong candidates bring comfort with ledger reviews, delinquency follow-up, and payment posting alongside the interpersonal skills to conduct tours, handle objections, and de-escalate resident complaints without losing composure.

What the Work Looks Like

On the leasing side, you'll handle inbound leads, conduct tours, and guide applicants through the full process, from initial inquiry to signed lease. You'll monitor occupancy targets, push renewals, and manage the community's social media presence to keep engagement alive between prospect visits. Keeping the office and common areas presentation-ready falls on this role too.

On the financial side, expect regular ledger audits, rent collection oversight, check scanning, payment posting, and weekly delinquency calls. When collection efforts stall, you'll coordinate eviction procedures with the Community Manager. You'll also pull together financial documentation that feeds up to regional leadership.

When the Community Manager is out, you run the site. That means prioritizing the team's daily workload, keeping operations on track, and handling whatever comes up, including resident conflicts that need a steady, professional hand.

Schedule runs Monday through Friday, 9 AM to 6 PM, and Saturdays 10 AM to 4 PM, with one weekday off each week to hold a 40-hour schedule. Some evenings and weekends are possible for resident events.

Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. That structure rewards the part of the job you control most directly: how well you lease and retain residents.

Hawthorne also runs a formal Career Path Program, and this role is a genuine entry point to a Community Manager seat. Candidates who move up fastest tend to be the ones who treat the financial side as seriously as the leasing side. Many ACMs get comfortable with traffic and tours but gloss over ledger accuracy. The ones who understand how delinquency affects NOI and can speak to it with a regional director are the ones who get promoted.

  • High school diploma or GED required
  • Two years of property management experience preferred
  • Six months of prior assistant community manager experience preferred
  • Valid driver's license required
  • CALP designation is a plus
