It's 9 a.m. on a Tuesday. A resident stops by the office to explain why the rent is short this month. Down the hall, a leasing consultant is about to tour a prospective resident and has a question about qualifying criteria. Your Community Manager is out, and the regional is expecting a projection report by end of week. All of this lands on your desk at roughly the same time. That's the reality of this role.

The Work Itself

Avanath manages affordable housing communities, and this Assistant Community Manager position in Portland sits at the intersection of operations, compliance, and resident relationships. You'll support the Community Manager across rent collection, delinquency follow-up, leasing, and monthly reporting. When the Community Manager is away, you run the property. That means the leasing staff, the vendor interactions, the resident concerns, and the financial picture all report up through you.

The compliance piece here carries real weight. Avanath operates under LIHTC (Low-Income Housing Tax Credit) programs, so file accuracy and regulatory adherence aren't optional extras. You'll work alongside the Compliance department on file maintenance, and you'll need to already understand how tax credit programs work before your first day. This isn't a role where someone teaches you the basics of Section 42 over time.

On the resident side, your job is part problem-solver, part resource hub. A resident who can't make rent on time often needs more than a late fee conversation. Knowing what social services partnerships and support resources exist, and being willing to connect people to them, is a genuine part of this work at Avanath. That community-building function is intentional, not incidental.

What You Bring

  • At least two years of experience as an Assistant Community Manager
  • Working knowledge of LIHTC and tax credit compliance requirements
  • Solid bookkeeping and rent collection track record, including delinquency management
  • Familiarity with Yardi Voyager and standard office software
  • Clear understanding of Fair Housing laws and landlord/tenant regulations
  • Strong interpersonal range: you're as comfortable de-escalating a frustrated resident as you are presenting numbers to a regional manager
  • Organized enough to maintain confidential resident files accurately and consistently

Residents in workforce housing communities are often navigating tight margins, and how you handle those interactions matters as much as whether the ledger balances. Both things have to be true.

Familiarity with Oregon's landlord/tenant law and eviction notice requirements is a real advantage, since this role includes representing the property in eviction proceedings when necessary.
