Assistant Property Manager

What You'll Actually Do

This role splits your week between leasing and ledgers, and you need to be comfortable with both. Some days you're walking prospects through available homes at Enclave at Deep River, building rapport, and closing leases. Other days you're deep in accounts receivable: posting payments, reviewing ledgers for billing errors, making delinquency follow-up calls, and coordinating with the Community Manager when an eviction procedure needs to move forward. Neither side of the job is optional.

You'll also step in as the acting lead when the Community Manager is out. That means keeping the team on task, fielding resident concerns, and making judgment calls without someone to escalate to. It's a real test of whether you can hold the operation together under pressure, and Hawthorne's structure treats it as preparation for the next step, not just gap coverage.

The schedule runs Monday through Friday, 9 to 6, and Saturdays 10 to 4, with one weekday off each week to hit 40 hours. Resident events or community-specific needs can pull you into evenings occasionally. That's the honest reality of the schedule.

What You Bring

  • At least two years of property management experience, with preference for candidates who've already held an assistant community manager title
  • Comfort reading a rent roll, catching ledger discrepancies, and having direct conversations with delinquent residents
  • Leasing instincts: identifying what a prospect actually needs, matching them to the right home, and moving the paperwork through cleanly
  • High School diploma or GED required; a CALP credential is a plus
  • Valid driver's license
  • Ability to de-escalate resident conflicts without losing your composure or your paper trail

Context Worth Knowing

Hawthorne Residential Partners manages communities across the Southeast and ranks among the 50 largest multifamily operators in the country. For candidates thinking about career trajectory, this role is a direct pipeline to Community Manager. Hawthorne runs a formal Career Path Program with internal learning and development support, so the path isn't just implied, it's structured.

What separates a strong candidate here from an average one is financial fluency. Plenty of people can run a tour. Fewer can catch a misapplied payment, hold a firm but fair delinquency conversation, and still retain the resident at renewal. If you've done both sides of the job consistently, this role fits your experience well.

Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, and vision coverage, a 401k match, paid time off (including your birthday), paid parental and adoption leave, pet insurance, company-paid life insurance, and 24/7 telehealth access.
