Assistant Property Manager

It's a Tuesday morning and a resident is disputing a charge on their ledger while three new leads from the weekend sit uncontacted in the inbox. That's the dual reality of this role: part leasing, part financial oversight, all on the same shift.

Hawthorne Residential Partners is hiring an Assistant Community Manager at Hawthorne at the Meadows in Kernersville, NC. Hawthorne ranks among the top 50 multifamily management companies nationally, with a concentration of communities across the Southeast. This is a conventional apartment role where you'll work directly alongside the Community Manager, and step into that seat when they're out.

What the Role Covers Day to Day

On the leasing side, you'll conduct tours, respond to incoming traffic, guide prospects through applications, and work toward occupancy targets. Renewals fall here too, and you'll help manage the community's social media presence to support resident engagement and retention. Keeping the leasing office and common areas presentation-ready is part of the baseline.

The financial piece carries real weight. You'll post rent payments, scan checks, monitor delinquency, make weekly follow-up calls, and coordinate eviction procedures when necessary. Regular ledger audits keep billing accurate, and you'll contribute to reporting that goes up to regional leadership. Candidates who've handled delinquency workflows before will feel at home here faster than those who haven't.

When the Community Manager is unavailable, you run the operation. That means maintaining team momentum, prioritizing tasks, and handling resident concerns with enough professionalism to keep things from escalating. De-escalation isn't a soft skill here; it's a core function.

Qualifications and Schedule

  • High school diploma or GED required
  • Two years of property management experience preferred
  • At least six months in an assistant community manager role is a plus
  • Valid driver's license required
  • CALP certification is a plus, not a requirement

The leasing office runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM. The schedule is structured around a 40-hour week with one weekday off. Some evening and weekend availability may come up for resident events.

Compensation includes an hourly base plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, and vision coverage, a 401k match, paid time off (including your birthday), pet insurance, paid parental and adoption leave, telehealth access, and company-paid life insurance. Hawthorne also runs a formal Career Path Program, and the progression from Assistant Community Manager to Community Manager is a real track, not just language in a job posting.

Strong candidates in this role tend to be equally comfortable reading a ledger and walking a prospective resident through a floor plan. The financial literacy piece often separates people who stay on the assistant level from those who move up quickly. If you've managed delinquency reporting and handled leasing in the same role, that background fits this position well.
