What You'll Actually Do

This role splits its time across two pretty different kinds of work, and you need to be comfortable with both. On the leasing side, you're fielding leads, running tours, walking prospects through applications, and working to hit occupancy goals. You're also managing renewals and thinking about resident retention, because a lease that doesn't renew is a turn that costs money and time.

On the financial side, you're handling rent collection, payment posting, ledger reviews, and delinquency follow-up. That means weekly calls to residents behind on rent, coordinating with the Community Manager on eviction procedures when it gets to that point, and making sure account records are clean before they go up the chain. If you're not comfortable with that side of the work, this role will be harder than it looks.

You'll also step into the lead role when the Community Manager is out. That's not a ceremonial title. It means the team looks to you, residents escalate to you, and you're the one keeping operations on track until they're back.

The schedule runs Monday through Friday, 9 to 6, with Saturdays from 10 to 4. One weekday off per week keeps it at 40 hours, but resident events and community needs can pull you in on evenings or weekends. That's the nature of on-site work.

What You Bring

  • At least two years of property management experience, with some time in an assistant manager role preferred
  • Comfort reading financial reports, catching billing errors, and making decisions with budget awareness
  • Leasing instincts: you know how to read a prospect, show a home, and close without being pushy
  • A valid driver's license
  • CALP accreditation is a plus, not a requirement
  • High school diploma or GED
