Assistant Property Manager

The Assistant Community Manager role exists because a property can't run on the Community Manager alone. Rent collection, delinquency follow-up, leasing traffic, ledger audits, resident escalations: these aren't tasks that wait. Someone has to own them daily, and that's this position.

Hawthorne Residential Partners operates Hawthorne Waterway in Little River, SC, a coastal market that draws steady traffic from retirees, remote workers, and seasonal residents. This community needs someone who can hold occupancy through consistent leasing performance and keep the financial side clean at the same time.

What the Job Actually Covers

On the leasing side, you'll run tours, respond to leads, guide applicants through the process, and push renewals. Social media content for resident events is part of the mix too. Common areas and the leasing office need to stay sharp, because first impressions drive conversion.

The financial work is just as central. You'll post payments, scan checks, monitor delinquency, make weekly follow-up calls, and coordinate evictions when it gets there. Ledger reviews are routine, not occasional. You'll support the Community Manager with financial reporting for regional leadership.

When the Community Manager is out, you run the property. That means keeping the team focused and operations steady, not just holding a title for the day.

What Hawthorne Is Looking For

  • High school diploma or GED required
  • Two years of property management experience preferred
  • At least six months in an assistant community manager role preferred
  • Valid driver's license required
  • CALP accreditation is a plus

The candidates who do well here can read a ledger and then turn around and close a lease. Financial literacy and resident-facing skills don't always come packaged together, but this role requires both. Conflict resolution matters too. Resident escalations happen, and you need to handle them without the Community Manager stepping in every time.

Office hours run Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM. You'll receive one weekday off to keep the schedule at 40 hours. Occasional evenings or weekends come with the territory for resident events.

Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, vision, 401k with match, paid time off (including your birthday), paid parental and adoption leave, pet insurance, telehealth access, and company-paid life insurance. Hawthorne also runs a formal Career Path Program aimed at moving Assistant Community Managers into the Community Manager seat, with learning and development support built in.
