Assistant Community Manager
Waypoint Management ServicesA Saturday morning at a multifamily community in Daytona Beach looks different than most people expect. You're fielding a renewal question from a long-term resident, checking in with maintenance on the make-ready schedule, and reviewing delinquency notes before the Community Manager arrives. By 10 a.m., the leasing team needs a quick coaching moment. That's the pace this role runs at, and for the right person, it's genuinely energizing.
What You'll Be Doing
Waypoint Management Services is hiring an Assistant Community Manager at their Daytona Beach property. The role puts you at the center of daily operations, working closely with the Community Manager on everything from leasing performance and staff development to financial oversight and resident relations. You'll monitor occupancy and recommend pricing adjustments based on market surveys. You'll track renewals and make-ready schedules. You'll help manage rent collection, delinquencies, and evictions when it comes to that, and you'll make sure lease files and rent roll records stay accurate.
On the leasing side, you'll support the team's training and operational consistency, and contribute to marketing and sales strategies aimed at attracting and retaining residents. Part of that means staying current on what competitors are doing nearby, which in a coastal Florida market like Daytona Beach is genuinely useful work because the rental landscape shifts with seasonal traffic and tourism cycles. Weekend availability is part of the rotation here, so that's worth factoring into your decision.
What You'll Bring
- At least two years of experience in leasing, sales, or a hospitality setting where managing people and expectations was a daily reality
- Comfort with financial reporting, delinquency tracking, and the administrative side of community operations
- Strong communication skills across residents, vendors, and team members
- Proficiency in Microsoft Office; Yardi experience is a real plus here
- A valid driver's license and willingness to work weekend rotations
- A high school diploma or equivalent; additional education is welcome but not required
The candidates who tend to thrive in ACM roles are the ones who've actually worked the leasing floor long enough to coach others through it. Financial fluency helps, but it's the ability to hold a team accountable while still being the person residents trust that separates a strong assistant manager from one who's just performing the job title.
Waypoint offers monthly leasing and renewal bonuses, an employee housing discount, medical, dental, and vision coverage starting on day one, 120 hours of PTO in the first year, two floating days annually, a 401(k) with company match, commuter benefits, and an employee referral program. Professional development training is also part of the package, which matters if you're thinking about where this role leads. Assistant Community Manager experience builds the financial and operational foundation that most Community Manager roles require, and companies that invest in training tend to promote from within.
