Assistant Property Manager

You're sitting across from a resident whose rent posted late, and before the conversation ends, you need to understand the ledger, reset the relationship, and make sure the paperwork reflects what actually happened. That's a representative two minutes in this role.

Waypoint Management Services is hiring an Assistant Community Manager for their multifamily community in Daytona Beach, FL. The position sits directly below the Community Manager and touches nearly every functional area of the property: leasing performance, financial oversight, resident relations, and administrative compliance. Weekend availability is required as part of the rotation.

What the Role Demands on Day One

You need to arrive with at least two years of leasing, sales, or hospitality experience. The financial side of this role isn't introductory work. You'll be tracking delinquency, supporting eviction processes, contributing to rent recommendations based on occupancy data and market surveys, and keeping the rent roll and lease records accurate. Yardi experience is preferred and will shorten your ramp time considerably. Microsoft Office fluency, comfort with social media platforms, and strong written communication are baseline requirements.

On the leasing side, you'll support the team's performance and training, help execute marketing strategy, and monitor competitor activity to keep the property positioned correctly in the local market. The Daytona Beach multifamily market sees seasonal occupancy shifts tied to tourism and the university population, so reading traffic patterns and adjusting strategy accordingly is a real part of the job, not a theoretical one.

What the Role Builds Over Time

Assistant Community Managers who treat the financial reporting as a learning tool, not just an administrative task, are the ones who move into Community Manager roles. This position gives you direct exposure to NOI-level thinking: understanding how delinquency, make-ready timelines, renewals, and occupancy interact to produce financial results. That systems-level view is what separates candidates who grow into full property leadership from those who stay in supporting roles.

You'll also build skills in team development, which is undervalued at this stage but critical later. Supporting leasing staff means diagnosing why numbers are soft and correcting the behavior, not just flagging the outcome.

  • High school diploma or equivalent required
  • Minimum 2 years of leasing, sales, or hospitality experience preferred
  • Yardi experience preferred
  • Valid driver's license required
  • Weekend rotation availability required

Waypoint offers a compensation package that includes monthly leasing and renewal bonuses, an employee housing discount, medical, dental, and vision coverage starting on day one, 401(k) with company match, 120 hours of PTO in year one with progressive increases, two floating days annually, commuter benefits, an employee referral program, and professional development training.
