Assistant Community Manager
The Scion GroupStudent housing operates on a calendar that most multifamily managers never deal with: a hard annual turn window where hundreds of residents move out and move in within a matter of days, quarterly inspections, and a leasing cycle tied to academic enrollment rather than organic traffic. The Assistant Community Manager role at Scion's Alight Laramie property sits squarely inside that rhythm, and it's structured to develop someone who can eventually run a property independently.
What the Role Requires From Day One
This position supports the General Manager across every operational layer: staffing, resident accounts, facilities, leasing, and financial reporting. You'll step into the GM seat when needed, which means the expectation is functional fluency across all of those areas, not just one or two. Specific systems you'll work in include Entrata for property management, Turnable for tracking the electronic turn board, Qualtrics for resident and employee experience data, and ClickUp for project coordination. Comfort moving between platforms matters here.
On the financial side, you'll help prepare month-end reports, reconcile accounts receivable, enforce late fee and NSF policies, and keep delinquency below 2% at month end. You'll also manage RUBS-style utility billing coordination and post damage charges from quarterly inspections. The delinquency target is specific, and hitting it consistently requires both systems discipline and direct resident communication.
Leasing responsibilities include weekly market surveys, managing concessions within budget, coordinating with a centralized sales team, and handling escalated resident concerns including public review responses on platforms like Google and Yelp.
What This Role Builds
The annual turn process in student housing is one of the most compressed, high-stakes operational events in property management. Assisting with planning, vendor walks, move-out inspections, punch list coordination, and hands-on make-ready tasks (including moving furniture, organizing high-volume trash, and cleaning units) gives you experience that transfers directly to any multifamily role that involves turn management. Candidates who've run a student housing turn at volume are genuinely more prepared for fast-cycle multifamily operations than many peers who've only managed rolling conventional turns.
The staff development component is also worth noting. You'll assist with recruiting, hiring, scheduling on-call coverage, and coaching team members. That supervisory exposure at the assistant level is the difference between candidates who get promoted to General Manager roles and those who stay in a supporting function longer than they'd like.
- 1 or more years of experience in property management or residential living communities
- Proficiency in a property management system, with Entrata preferred
- Strong written and verbal communication skills
- Detail orientation and the ability to manage competing deadlines
- Willingness to work after-hours on-call shifts as part of the property schedule
- U.S. work authorization required; visa sponsorship is not available
The position is exempt, and compensation includes a discretionary annual bonus, PTO, floating holidays, medical, dental, and vision coverage, 401k matching, paid parental leave, and learning reimbursement. The role is based on-site at Alight Laramie in Laramie, Wyoming, with periodic travel possible.
