Assistant Community Manager
Waypoint Management ServicesMultifamily operations in Central Florida's suburban growth corridor have gotten more complex as communities compete for a shrinking pool of qualified residents. The Assistant Community Manager role at Waypoint Management Services in Davenport sits at that intersection of leasing performance, financial accountability, and resident retention, and it demands someone who can operate across all three without dropping the ball on any one of them.
What the Role Actually Covers
This is a full-cycle operations position. You'll work alongside the Community Manager to keep daily operations moving, which in practice means your day spans leasing support, delinquency follow-up, make-ready tracking, and resident communication before noon. You're the person who holds the team accountable to training standards, monitors the rent roll for gaps, and flags occupancy trends before they become problems. Weekend availability is required, and that's baked into the rotation, not an occasional ask.
On the financial side, you'll assist with rent collection, handle delinquency reporting, support eviction processes when necessary, and help prepare financial reports that reflect actual property performance. You'll also weigh in on pricing, pulling from market surveys and occupancy data to recommend adjustments that keep the community competitive without leaving money on the table. Lease files, renewal tracking, and accurate record-keeping round out the administrative load.
- 2 or more years in leasing, sales, or hospitality
- Comfort with Microsoft Office and social media platforms
- Yardi experience preferred
- High school diploma or equivalent
- Valid driver's license
- Ability to work weekend rotation
What Separates Strong Candidates Here
Davenport sits in Osceola and Polk counties, which have seen sustained population growth driven by people priced out of Orange County and the Orlando metro proper. That means traffic holds up reasonably well, but renewal rates and delinquency management matter more than ever as household budgets stay tight. The candidates who perform well in this type of market can read a T-3 or rent roll quickly, communicate clearly with residents who are genuinely stressed about housing costs, and coach a leasing team on urgency without burning them out.
If you've come up through leasing and want a clear path toward Community Manager, this role builds exactly the financial and operational literacy that makes that transition stick. The combination of delinquency management experience, pricing input, and team oversight you'll gain here is what most portfolio owners and fee management companies look for when they're filling that next seat.
Waypoint offers a benefits package that includes medical, dental, and vision coverage starting day one, a 401k with company match, 120 hours of PTO in year one, monthly leasing and renewal bonuses, an employee housing discount, and commuter and referral benefits.
