Maintenance Technician

Champion Hills at Windyke is a residential community in Memphis, and Makowsky Ringel Greenberg needs a maintenance technician who can carry real responsibility from day one. This is a full trade role, not a helper position. You'll work independently across HVAC, plumbing, electrical, appliance repair, and lock work, and you'll be expected to handle those systems with confidence rather than escalate most things to a supervisor.

What You'll Actually Do

A typical week moves between reactive repairs and scheduled work. Make-readies keep the turns moving between residents, and preventive maintenance keeps the systems from failing in the first place. You'll handle lock re-keying and installation, respond to plumbing and electrical calls, and document your work daily. Rotating weekend on-call is part of the schedule, so after-hours calls do happen. That's just honest.

The role carries a fuel allowance because you'll use your own vehicle to get to and from the property and service calls. MRG also includes a $1,000 sign-on bonus, an annual bonus structure, paid time off, holidays, and a full benefits package covering medical, dental, vision, disability, life insurance, AFLAC options, and a 401(k) with profit sharing.

What You Bring

  • HVAC certification is required. Universal certification is preferred and will matter in the hiring conversation.
  • At least two years of apartment maintenance experience, meaning you've handled the full range of residential repair work, not just one trade.
  • Solid working knowledge of common tools, appliances, and mechanical systems.
  • Familiarity with applicable building codes and OSHA safety practices. Documentation is part of the job, so you need to be comfortable with that side of it too.
  • A reliable vehicle, valid driver's license, and proof of insurance.
  • Ability to pass background, credit, and drug screenings.

Strong candidates also bring organization and time management. When you've got three open work orders, a make-ready punch list, and a resident waiting on a callback, the techs who stay steady are the ones who prioritize well and communicate clearly. Customer service matters here because residents notice how you show up in their home, not just whether the repair got done.

Context Worth Knowing

Makowsky Ringel Greenberg has been managing properties in the Memphis market for decades. Working for an established local operator tends to mean clearer processes, institutional knowledge on the maintenance side, and a management team that understands the market. For a technician who wants stability and a legitimate path toward a lead or facilities management role, that kind of operator tends to offer more runway than a smaller shop or a national REIT where the local team is thin. If you've got the HVAC cert and the hands-on background, this is a role worth taking seriously.
