You'll be responsible for keeping a residential property running well for the people who actually live there. That means everything from routine work orders to make-readies to emergency calls that come in after hours.

What the Work Looks Like Day to Day

A typical week involves regular building and equipment inspections, completing preventative maintenance tasks before small problems become expensive ones, and handling repairs across plumbing, electrical, and HVAC systems. When a unit turns, you're helping get it ready for the next resident: cleaning, patching, checking appliances, working through the punch list until it's move-in ready. You'll also track supplies and maintain inventory so you're not scrambling for parts in the middle of a repair.

The on-call rotation is real. Affordable housing communities tend to have residents who depend heavily on the property team, and when something breaks after hours, someone has to show up. That's part of this role, and it's worth knowing upfront.

• Inspect buildings and equipment on a regular schedule and flag issues before they escalate
• Perform preventative and corrective maintenance as needed across the property

HVAC certification is preferred, not just a nice-to-have on paper. Physical requirements are straightforward: you'll be on your feet most of the day and need to lift up to 70 pounds without assistance.
