Maintenance Technician
AvanathPaseo at COMM 22 and Victoria at COMM 22 are affordable workforce housing communities in the Avanath portfolio, and Avanath has built a real reputation in this space. Maintaining these properties well isn't just an operational goal. It directly shapes whether residents feel stable, safe, and at home. That context matters for this role.
The day-to-day here is exactly what you'd expect from multifamily maintenance at a busy community: work orders from resident requests, make-readies on vacant units, preventative maintenance cycles, and grounds upkeep. The make-ready process gets granular. You'll walk pre-move-out inspections, build the punch list, coordinate vendors where needed, pull supplies, complete the work, and do a final walk before a unit turns. That full cycle, done consistently, is what keeps occupancy numbers where they need to be and keeps the make-ready timeline tight.
Beyond the turns, this role carries real responsibility for the physical integrity of the property. You'll run routine and periodic inspections, flag safety and risk concerns before they become expensive problems, and keep maintenance leadership informed about anything that needs capital attention. Expense discipline matters here too. Avanath expects you to repair before replacing when it's the right call, manage inventory accurately, and avoid waste with materials and supplies.
On the technical side, you'll need hands-on experience with plumbing, electrical, HVAC, general carpentry, and appliances. EPA Type II or Universal certification is strongly preferred, and CPO certification is a plus given that pools are part of the scope. On-call availability for emergencies is required, and you'll need reliable transportation to show up when it counts, including during inclement weather.
What strong candidates bring
- At least 2 years of multifamily maintenance experience, ideally across a range of trade skills
- EPA Type II or Universal certification (or active pursuit of it)
- Comfort working both independently and within a team structure
- Basic computer proficiency for work order systems, email, and documentation
- A communication style that's calm, clear, and resident-facing without being reactive
- The kind of reliability that makes a maintenance supervisor's job easier, not harder
Affordable housing maintenance carries a layer that Class A work sometimes doesn't. Residents here are often working families for whom a broken AC unit or a plumbing issue isn't an inconvenience. It's a real disruption. Technicians who understand that context and respond to work orders with both technical skill and genuine care tend to build the kind of resident trust that shows up in retention numbers. That's not soft. That's operational.
