Maintenance Technician

Morguard operates as a fully integrated real estate investment and management company, and their onsite maintenance teams carry real weight in how communities perform. At the technician level, this kind of role is where hands-on skills get sharpened into genuine expertise. The person who excels here builds a reputation across every trade, and that reputation travels.

The Work Itself

This is a full-time position running Sunday through Thursday, 8:00 AM to 5:00 PM, at a multifamily community in Aurora, CO. You'll work under the Lead Maintenance Technician and Community Manager, handling the daily flow of resident work orders, participating in preventative maintenance programs, and contributing to unit turns when apartments go vacant. Make-ready work is a core part of the job. Turning a unit well, closing the punch list clean, and getting it leased-ready on schedule directly affects occupancy and the community's overall performance.

Daily property walks are part of the rhythm here. You'll know your grounds, your buildings, and the mechanical systems running beneath them. When work orders come in, the expectation is thorough diagnosis, not surface fixes. Communicating proactively with your supervisor when something runs longer than expected is treated as professionalism, not a weakness.

You'll also participate in the on-call rotation, splitting after-hours emergency coverage with your teammates. Each on-call week earns a $100 stipend paid directly to you, regardless of whether you're called out.

What You Bring

  • HVAC Type I and Type II certification, or EPA Universal. This is a firm requirement, not a preference.
  • Working knowledge across plumbing, drywall, painting, carpentry, appliance repair, and basic electrical troubleshooting
  • Prior experience in a multifamily setting, specifically closing work orders and completing unit turns
  • Comfort responding to after-hours emergencies as part of a shared rotation
  • High school diploma required; technical school background is a plus

Pay, Benefits, and Where This Role Leads

The hourly rate runs $25 to $26, with quarterly bonuses of up to 5% of annual salary based on performance. Morguard offers employer-provided medical insurance, a 401(k) with dollar-for-dollar matching and immediate vesting, paid time off including summer hours, and an education reimbursement program. There's also an employee housing discount within their portfolio, subject to availability.

From a career standpoint, a technician who consistently closes work orders cleanly, communicates well, and handles turns efficiently is the natural pipeline for Lead Maintenance Technician roles. From there, the path to Maintenance Supervisor or Regional Facilities positions is straightforward in companies of Morguard's scale. The HVAC certification you already hold is the credential that distinguishes you at every step. Technicians who also build fluency in capex projects and vendor coordination tend to move fastest into supervisory tracks.

What separates strong candidates here is less about the breadth of certifications and more about the quality of follow-through. A technician who documents accurately, communicates without being prompted, and treats each work order as a direct reflection on the resident's experience is the one who earns expanded responsibility. Morguard invests in that kind of person.
