Leasing Consultant

Leasing Consultant roles at large portfolio operators like AIR Communities run closer to structured sales positions than traditional apartment leasing jobs. There's a defined process to follow, targets to hit each month, and a commission structure that rewards closing well, not just closing often.

What You'll Be Doing

This role is based at Terrawood in Grapevine, TX. Day to day, you'll work inbound and outbound prospects, schedule and lead property tours, and follow AIR's sales process from first contact through signed lease. Prompt follow-up matters here. A prospect who doesn't hear back quickly moves on.

You'll carry monthly leasing goals and be expected to meet or beat them consistently. The commission structure has several layers: higher rent units, longer lease terms (18 months or more), and hitting monthly volume tiers all generate separate commission bumps. That's worth paying attention to if you're good at upselling.

You'll also support resident experience at every interaction, contribute to local marketing efforts, and provide leasing coverage to other AIR communities in the area as needed. Fair Housing compliance is required in every transaction.

What AIR Is Looking For

  • At least one year of sales or customer service experience where you had real goals to hit (property management, hospitality, retail, and restaurant backgrounds all apply)
  • A track record of following a sales process, not just winging it
  • Availability to work weekends and adjusted hours depending on season and community needs
  • Reliable transportation
  • Strong written and verbal English communication

Compensation and Benefits

Base pay runs $19.00 to $20.00 per hour, plus commissions. AIR also offers a 25% rent discount at any community in their portfolio, which is a real number if you're considering living onsite or nearby. Benefits include medical, dental, vision, a 401(k) with up to 6% employer match, paid parental leave up to 16 weeks, and tuition assistance with full reimbursement for job-related certifications.

One perk worth noting: after peak leasing season ends, AIR may offer extended unpaid time off over winter, while you retain your full benefits and rent discount. It's an unusual structure, and it appeals to people who want a real break rather than rolling straight into the slower months.

Strong candidates in this type of role tend to treat the tour as a sales conversation, not a property walkthrough. They ask qualifying questions, adjust their pitch based on what the prospect actually needs, and follow up without being pushed to do it. If you've sold on commission before and know how to work a pipeline, that background translates directly here.
