Leasing Consultant

Leasing velocity is the lifeblood of any stabilized apartment community. A single strong leasing consultant can move occupancy meaningfully in a single month, and that's exactly the kind of production AIR Communities is building toward at Lakeview at Gateway in Denver.

AIR Communities owns and operates apartment communities across major U.S. markets. This onsite role at their Denver property puts you at the front of the sales funnel: generating traffic, converting prospects into signed leases, and keeping current residents engaged enough to renew. The comp structure reflects how seriously AIR takes leasing performance. Base pay runs $19.50 to $20.00 per hour, and commission tiers stack in multiple directions. You earn more per lease when you close on a higher-rent unit, when you exceed your monthly goal, and when you lock in longer lease terms (18 months or more). That last point matters operationally: longer lease terms reduce turn frequency and stabilize the rent roll, so AIR has a real incentive to reward consultants who push them.

What the Role Actually Involves

You'll follow AIR's structured sales process, which means prompt follow-up with active prospects, scheduled tours, and consistent pipeline discipline. This isn't a passive information-desk role. You're expected to meet or exceed monthly leasing goals, contribute to community marketing, and support leasing across the broader AIR portfolio when coverage is needed. Weekend availability is required, and hours shift with the season. Fair Housing compliance is non-negotiable.

The 25% rent discount at any AIR community is a genuine benefit worth noting. Living onsite eliminates commute time entirely, which has real value for someone working a schedule that includes weekends and peak-season surges.

What Strong Candidates Bring

  • At least one year of sales or customer service experience with measurable goal attainment (property management, hospitality, and retail backgrounds all translate well)
  • Comfort following a repeatable sales process rather than freelancing every interaction
  • Flexibility across hours and properties as business needs shift
  • Reliable transportation and strong English communication skills

The consultants who outperform in this type of role tend to obsess over their own conversion metrics. They know their traffic-to-tour ratio, their tour-to-application close rate, and exactly how far they are from the next commission tier at any point in the month. If you've worked roles where you tracked those numbers closely and took them personally, you'll fit the culture AIR is describing here.

AIR also offers a seasonal extended break after peak leasing season ends, with benefits and the rent discount continuing through the unpaid period. It's an unusual structure in residential property management, and for the right person it's a meaningful lifestyle benefit.

Benefits include medical, dental, vision, and life insurance options, HSA and FSA plans, short and long-term disability covered by the company, a 401(k) with up to 6% employer match, up to 16 weeks of paid parental leave, tuition assistance, and 15 paid hours annually for community service.
