What You'll Actually Do

Capri North and South is an AIR Communities property in Las Vegas, and this leasing consultant role is fundamentally a sales position with a customer service backbone. Your job is to drive occupancy by converting traffic into signed leases. That means working AIR's sales process start to finish: responding promptly to inquiries, scheduling and conducting tours, and closing. Follow-up discipline matters here. Prospects who don't hear back quickly move on, and every missed connection is a missed lease.

Commission structure has multiple tiers, so your earnings aren't flat. Higher-rent units, longer lease terms (18 months or more beats the standard 12), and exceeding monthly goals each unlock additional commission percentages on top of the $20/hour base. If you're consistently closing, those layers add up fast. If you're just hitting quota, you're leaving money on the table.

Beyond your home property, you'll provide leasing support across AIR's portfolio as needed. That means your performance metrics don't live in a vacuum. You're part of a broader operation where occupancy, traffic-to-lease conversion, and delinquency prevention all connect. You'll also contribute to community marketing efforts and operate within Fair Housing guidelines at every step.

What You Bring

  • At least one year of sales or customer service experience with measurable goal achievement. Property management background is a plus, but hospitality, retail, and restaurant experience translate well.
  • A track record of following a defined sales process, not just winging it.
  • Schedule flexibility, including weekends. Leasing offices don't close on Saturdays.
  • Reliable transportation and strong English communication skills, written and verbal.
  • Genuine ability to read a prospect and adapt your pitch to what they actually need in a home.

The Bigger Picture

Las Vegas is a high-velocity rental market. Renter mobility is above average, which means traffic can be strong but conversion windows are short. The candidates who perform best in this type of environment treat every tour as a one-shot opportunity. They know their floor plans cold, they understand what makes each unit worth its rent premium, and they close without being pushy. Average leasing consultants wait for prospects to decide. Strong ones guide the decision.

AIR offers a 25% rent discount at any AIR community, which means you could live onsite and eliminate your commute entirely. The company also offers a potential winter break after peak season with benefits intact, a 401(k) with up to 6% employer match, and up to 16 weeks of paid parental leave. Career-wise, strong leasing consultants at companies like AIR typically move into assistant manager and property manager roles. The skills you build here, closing under pressure, managing resident relationships, and tracking your own performance metrics, carry directly into those next steps.
