Affordable housing compliance work sits at the intersection of regulatory precision and resident impact. Get a file wrong, and a qualified applicant gets denied or a property risks its tax credit status. This role at Asset Living, one of the larger third-party management firms in the country, keeps that from happening.

What the Work Actually Looks Like

The core of this job is file review. You'll receive Affordable Housing applications and resident files and work through them against current regulatory requirements, with a 24-hour turnaround expectation. That pace matters. LIHTC compliance doesn't wait, and neither do applicants.

Beyond the daily file queue, you'll track changes in LIHTC regulations and update internal processes when requirements shift. You'll participate in tax credit reviews conducted by outside entities and attend TDHCA trainings annually. The position also requires HCCP certification within your first two years if you don't already hold it, including a passing exam score.

One practical note: this role involves significant travel, estimated at roughly 50% of your time. That includes property visits, conferences, and training sessions. If you're used to a desk-only compliance role, the cadence here is different.

What You'll Need

  • Solid working knowledge of LIHTC regulations and file compliance requirements
  • Experience with RealPage OneSite Tax Credit software (required)
  • HCCP designation, or the commitment to earn it within two years
  • Strong organizational habits and genuine attention to detail at volume
  • Clear written and verbal communication skills
  • Familiarity with HUD programs is a plus

Where This Role Fits

Asset Living manages properties across multiple housing categories, including a sizable affordable housing portfolio. A compliance specialist here isn't supporting one property or one region. You're working across a national book of business, which means exposure to varied regulatory environments and file types that most single-site or regional compliance roles won't give you.

Specialists who build depth in LIHTC compliance often move into compliance manager or director roles, or transition into ownership and development-side positions focused on tax credit structuring. The HCCP designation this role requires is a recognized credential that travels with you regardless of where your career goes next.
