A file lands in the queue at 8 a.m. By 8 a.m. the next day, it needs a compliance decision. That 24-hour review window is the operational heartbeat of this role.

The Work

Asset Living, one of the NMHC top 50 third-party management firms, is hiring an Affordable Housing Compliance Specialist for a position based in Staten Island, NY. This role sits inside Asset Living's affordable housing division and focuses on keeping resident files audit-ready and fully aligned with LIHTC regulatory requirements.

Day to day, you'll review incoming applicant files for eligibility and compliance, working against that 24-hour turnaround standard. You'll track regulatory changes in the Low-Income Housing Tax Credit program and translate those changes into updated internal processes. When outside entities conduct tax credit reviews, you're in the room. When TDHCA schedules its annual training, you're on the calendar. This position also carries a significant travel component: roughly 50% of your time annually, covering property visits, conferences, and training sessions.

The HCCP designation is a clear milestone in this role. If you don't already hold it, you'll be expected to complete the Housing Credit Certified Professional training and pass the exam within your first two years. That credential signals genuine fluency in tax credit compliance, and Asset Living is investing in getting you there.

What You Bring

  • Detail orientation that holds up under volume. Compliance errors in affordable housing files can trigger findings during audits, so accuracy isn't negotiable.
  • Working knowledge of LIHTC eligibility rules and regulatory frameworks. HUD program familiarity is a plus.
  • Hands-on experience with RealPage Onesite Tax Credit software, or the computer literacy to get there quickly.
  • Strong written and verbal communication skills. You'll document findings clearly and interact with property staff, applicants, and external reviewers.
  • HCCP designation, or the willingness to pursue it on the timeline described above.

The salary for this role in New York is set at $60,000.

One thing worth understanding about affordable housing compliance as a career path: specialists who build deep LIHTC and HUD audit experience tend to move into regional compliance manager roles or portfolio-level compliance director positions. The combination of file-level technical skill and regulatory monitoring you'll develop here translates directly into higher-level oversight work as Asset Living's affordable housing portfolio grows.
