What You'll Actually Do

This role sits inside Asset Living's affordable housing compliance operation, which means your primary function is file review. Specifically, you're pulling Affordable Housing applicant files, verifying eligibility, and confirming everything lines up with current regulatory requirements. The 24-hour turnaround expectation on file review is real, so if you work best with predictable, unhurried timelines, this one may not be the right fit.

Beyond day-to-day file work, you'll track changes in LIHTC regulations and translate those changes into actual process modifications at the property level. You'll also participate in tax credit reviews conducted by outside entities, which means you need to be comfortable with external auditors asking pointed questions about your work. Annual TDHCA training attendance is expected, and if you don't already hold the HCCP designation, you'll be required to complete that training and pass the exam within your first two years.

The travel commitment here is significant. Roughly half your work time involves travel, covering property visits, conferences, and training sessions. That's not a rounding error on the job description. Plan accordingly.

What You Bring

  • Direct experience reviewing affordable housing compliance files, particularly under the LIHTC program
  • Familiarity with RealPage OneSite Tax Credit module. This is listed as essential, not preferred
  • HCCP designation, or the willingness and eligibility to earn it within two years
  • Working knowledge of HUD programs (a plus, not a hard requirement)
  • Strong written and verbal communication. You'll be explaining compliance decisions to site staff and responding to outside reviewers
  • The kind of organizational discipline that keeps a 24-hour file review cycle from becoming a bottleneck

Context Worth Knowing

Affordable housing compliance is one of the more technically demanding specializations in third-party management. LIHTC files are not forgiving. A missed certification, an income calculation that doesn't hold up, a unit that slips out of compliance status. any of these can have real consequences for a property's tax credit allocation. Specialists who thrive in this work tend to be the ones who genuinely read the regulatory updates rather than waiting for someone to summarize them. TDHCA has made several notable adjustments to compliance monitoring in recent years, and staying current isn't optional in this role.

Asset Living operates across multifamily, student, build-to-rent, and affordable housing portfolios as a fee management firm, so the compliance team here touches a broad range of property types and structures. For someone looking to build deep expertise in affordable housing compliance, the portfolio breadth is a real advantage. The HCCP designation, once earned, also travels well if your career eventually takes you toward consulting, ownership groups, or state housing agency work.
