Affordable Compliance Manager
Asset LivingA new LIHTC lease-up hits your portfolio on top of an existing HUD audit prep, and two compliance specialists in your region have questions about layered program income limits that came in before 9 a.m. That's a normal Tuesday in this seat.
Asset Living, one of the largest third-party management firms in the country and an NMHC Top 50 organization, is hiring an Affordable Compliance Manager to lead a regional team of Compliance Specialists. The role covers the full scope of affordable program compliance across an assigned portfolio, with direct accountability to the VP of Compliance. Asset Living's book of business spans multifamily, build-to-rent, student housing, and affordable housing, so the compliance function here operates at real scale.
Core Responsibilities
This position carries both supervisory and technical weight. You'll manage and support a team of compliance staff across your assigned region, monitor internal systems and databases for program compliance, and track ongoing updates to utility allowances, rent and income limits, and annual adjustments in the software. You'll review regulatory agreements to ensure proper system setup, monitor HUD, state agency, and local program changes as they roll out, and coordinate with third-party compliance support services.
Audit exposure is a real part of the job. You'll attend and help coordinate responses to state and federal agency audits, which means your documentation discipline and your team's daily file quality both matter. Beyond steady-state portfolio oversight, you'll provide specialized support during lease-up and acquisition/rehab phases, periods when income qualification errors carry the most long-term risk. Training development is also part of the scope: you'll work with the VP of Compliance to build and coordinate training schedules across multiple staff levels.
What This Role Requires
- Minimum five years of affordable compliance and/or property management experience
- Demonstrated supervisory or management experience within affordable housing
- Working knowledge of multiple affordable programs and program layering (LIHTC, HUD, USDA-RD, HOME, Bond preferred)
- Proficiency in Microsoft Office, Google Apps, and Yardi Affordable and/or RealPage
- Affordable housing certifications such as those from NCHM, AHMA, NAHB, or NCP are preferred
- High School diploma or equivalent required
The candidates who stand out in this type of role aren't just technically sharp on program rules. They build systems that catch problems before files go to an auditor. If your instinct when you see a new regulatory update is to assess how it affects existing tenant files and then document a process for your team, that's the mindset Asset Living is looking for. Layered programs (say, LIHTC over HOME with bond financing) create compounding compliance risk, and the person in this seat needs to be comfortable untangling that without waiting for guidance on every scenario.
This is a regional compliance leadership role based in Atlanta. Asset Living operates as a third-party management organization, which means the portfolio breadth is wide and the compliance landscape shifts regularly as new properties come into the fold.
