Maintenance Technician

What You'll Actually Do

This is a field-based maintenance role covering scattered-site properties across the Lehigh Valley. You'll drive between single-family homes, commercial assets, and vacation properties owned or managed by Dream Live Prosper Communities, handling work orders across the full range of trades: plumbing, electrical, HVAC, appliance repair, painting, and general upkeep.

The standard is clear: resolve assigned service requests within 48 hours with no callbacks. You'll manage your own work order queue in property management software, keep the queue moving, and execute make-readies on vacated homes so they're rent-ready on schedule. Grounds and common area upkeep are part of the job too, not an afterthought.

On-call rotation is real here. You'll respond to after-hours emergencies as part of the team's shared rotation. If that kind of flexibility doesn't fit your life right now, this role isn't the right fit.

You'll need a reliable vehicle with room for tools and supplies. The company provides the properties; you bring the transportation and your own basic hand tools.

What You Bring

  • Hands-on experience across basic plumbing, electrical, HVAC, painting, and general repairs
  • Ability to troubleshoot and close out repairs independently, without waiting to be directed
  • Comfort with mobile work order systems and property management software
  • Physical ability to lift up to 50 lbs and work outdoors in all weather
  • Valid driver's license, clean driving record, and a vehicle capable of hauling tools and equipment
  • CPO certification is a plus, not a requirement
  • Availability for on-call rotation, including weekends

Context Worth Knowing

Scattered-site maintenance work runs differently than a traditional apartment community. There's no leasing office to anchor your day. You're planning your own route, managing your own time, and keeping several property types in good shape simultaneously. Strong candidates in this kind of role tend to be the ones who treat their work order queue like a personal commitment, not a list someone else is tracking. The 48-hour, no-callback standard exists because resident satisfaction on scattered sites depends almost entirely on the technician, since there's no front desk or community team to absorb the friction when something goes wrong.

Pay starts at $20 to $25 per hour depending on experience and certifications. Benefits include health, dental, vision, and life insurance, 401(k) matching, and PTO.
