A significant part of the rhythm here is turns: getting vacant units rent-ready within a 3-to-5-day window. That timeline requires coordination, prioritization, and the ability to move through a punch list efficiently without cutting corners on quality.

Resident service requests carry a 24-hour resolution expectation, which keeps the workload structured but fast-moving. On-call emergency coverage is part of the role, so schedule flexibility matters. The position also involves preventive maintenance work, documented inspections covering fire safety, life-safety systems, lighting, and pool equipment, and an ongoing familiarity with utility shutoffs and safety protocols across the property.

Qualifications Worth Noting

• At least one to two years of hands-on experience across plumbing, electrical, HVAC, carpentry, and painting
• Valid driver's license in good standing (travel between assigned properties is part of the role)
• Comfort using a mobile device and basic computer tools for work orders and communication
• Ability to work weekends, evenings, and holidays, including after-hours emergency response
• Strong attention to detail and the discipline to work independently without close supervision
