Maintenance Supervisor

What You'll Actually Do

This is a working supervisor role at The Piedmont Raleigh, a 382-unit mid-rise community. You're leading a team of three maintenance technicians while staying hands-on yourself. That means you'll be troubleshooting HVAC systems one hour, walking a punch list on a make-ready the next, and meeting with a contractor about building exterior work before the afternoon is out. The daily flow of service requests runs through you, and so does the facility side of the budget.

You'll own the make-ready process from scheduling vendors to coordinating turns so vacant units are rent-ready on time. Preventative maintenance programs, weekly reports to the corporate office, and compliance with state and federal requirements (think OSHA, safety standards, building codes) are all on your plate. When something breaks at 2 a.m., the emergency maintenance schedule you built and manage is what determines how that call gets handled.

A few things worth saying plainly: weekends are required, and the 24-hour emergency rotation is real. This isn't a role where you clock out at 5 and disconnect. That's the job. What makes it workable is having a competent team around you and a property management company that's been doing this since 1955.

What You Bring

  • At least 3 years of hands-on maintenance experience, with prior supervisory responsibility
  • Universal CFC Certification (required, not preferred)
  • CPO Certification (required)
  • Solid working knowledge of HVAC: maintenance, repair, and replacement
  • Competency across electrical, plumbing, carpentry, appliance repair, and painting
  • Familiarity with OSHA and current building and safety standards
  • Your own basic tools and the skill to use them safely
  • Valid driver's license

The pay range is $31 to $35 per hour depending on experience, plus a $5,000 annual bonus paid quarterly, renewal and survey commissions, and a benefits package that includes medical, dental, vision, 401(k) match, and up to $900 in annual wellness reimbursement.
