Managing two properties simultaneously in the same submarket is a specific kind of challenge. You're not just running operations at one address. You're splitting attention between two communities, two teams, and two sets of resident expectations, while keeping both assets performing. That's the scope Cottonwood Residential is hiring for in Millcreek, where their Cottonwood Highland and Richmond Apartments need a Senior Property Manager who can hold both communities to a high standard without letting either one drift.

What This Role Requires

Cottonwood wants at least three years of property management experience in the seat, not adjacent to it. You'll need a genuine command of leasing and sales fundamentals, because occupancy doesn't maintain itself, and a Senior PM at a company this size is expected to coach the leasing team, not just monitor their numbers. Fair Housing fluency is expected. Experience with Entrata is a plus, and candidates coming from a REIT background will find the financial reporting expectations familiar. NALP credential holders are preferred, though not required.

The day-to-day scope covers full property operations: budget development, cost control, revenue programs, vendor relationships, maintenance coordination, and team leadership. You're the person who builds the annual operating budget and defends it, who spots a delinquency trend before it compounds, and who keeps the office and maintenance sides of the operation working as one unit rather than two separate departments that occasionally talk.

What This Role Builds

Running a two-property portfolio under one manager sharpens a specific skill set that single-site roles don't. You'll develop stronger prioritization instincts, because not every punch list item or leasing problem can get your attention at the same moment. You'll also build comfort with comparative analysis: how does occupancy at one community track against the other, where are concessions being used and why, and what's driving traffic differences between two properties that share a zip code. These are the analytical habits that translate directly into regional or multi-site director roles.

Cottonwood's early adoption of Self-Guided Tours is worth noting here. It means their leasing model leans on technology and resident-facing systems more than many conventional operators. A strong candidate in this role won't just tolerate that model. They'll find ways to improve it at the property level, whether that's tightening the follow-up process after a self-guided visit or identifying friction points in the prospect experience that the technology alone can't solve.
