A role like Senior Director of Regional Leasing and Training exists to set the standard across an entire portfolio, coach the people executing that standard, and connect ownership groups to the data and strategy behind every occupancy and revenue outcome.

What This Role Actually Drives

The Sr. RLTD owns leasing velocity across a portfolio of multifamily or student housing communities. That means monitoring preleasing pace against market averages, analyzing marketing ROI through platforms like Domo, Ninjacat, and JTurner, and identifying where traffic-to-lease conversion is breaking down before it shows up as a problem on the T-12. You'll develop and deploy leasing and marketing strategies that account for local market dynamics, not just company templates, and you'll bring that intelligence directly into ownership meetings and strategic conversations.

Resident retention sits inside this scope too. The role includes oversight of retention programs and the analysis of survey and reputation data to keep communities competitive on both occupancy and renewal rates. You'll guide onsite teams through resident concerns and coach them on response strategies that protect NOI and online reputation at the same time.

On the vendor and technology side, you'll evaluate platforms like Rentgrata, BetterBot, and Apartments.com, manage third-party marketing relationships, and push teams to use tools like Canva and Mailchimp effectively rather than just having access to them. The job also includes portfolio-level budget collaboration and revenue forecasting, so comfort with financial reporting and marketing spend analysis is real, not incidental.

Team Development and Portfolio Coaching

A significant portion of this role is human capital work. You'll mentor other Regional Leasing and Training Directors, develop talent pipelines within the leasing function, and conduct regular site visits to coach onsite teams. That combination of portfolio oversight and people development is what separates this position from a straight regional director role. You're shaping how the leasing function operates at scale, not just managing a collection of assets.

Regular travel is required, covering site visits, client meetings, and team development sessions across the portfolio.
