This Market Property Manager III role sits at the operational center of the property: you own day-to-day performance, lead the on-site team, and report upward to senior leadership on financial and strategic outcomes.

What the Job Covers

You'll run the full operation. That means rent collection, delinquency management, and initiating corrective or legal action when residents fall behind. You'll review and approve new resident applications alongside your staff, conduct annual property audits, and get properties ready for both internal and external reviews.

On the strategic side, you'll track the competitive market and bring recommendations on rental rates, renewal rents, and marketing approach to senior leadership. You'll also work directly with property owner representatives on performance goals, which means you need to be comfortable translating on-the-ground realities into conversations about NOI and long-term property strategy.

Staff management is a real part of this role. You'll hire, train, and supervise administrative, leasing, and maintenance personnel. You're also accountable for contract negotiations and monitoring capital improvement work, so the ability to stay organized across multiple moving priorities matters here.

What JMC Needs From You

  • At least 5 years of property management experience
  • Demonstrated experience in affordable housing programs (this is a firm requirement, not a preference)
  • Proficiency with Yardi and Microsoft Office
  • Hands-on budget management experience
  • Proven ability to hire, develop, and hold a team accountable

The salary range for this position runs from $86,320 to $102,960, with placement depending on depth of experience. A $2,500 sign-on bonus is included. Benefits cover medical, dental, vision, life insurance, paid time off, holidays, and a 401(k) with company match. The schedule is Monday through Friday, 9:00 a.m. to 5:00 p.m.
