Property Manager

Resident management at the property level is one of the most skill-intensive roles in this industry. You're doing leasing, collections, maintenance coordination, compliance, and resident relations simultaneously, often before 9 a.m. on a Tuesday. The Resident Manager position at Lanai Village in Spring Valley leans on all of it.

The Skills This Role Runs On

California landlord-tenant law shapes almost every decision a site manager makes here. Security deposit procedures at move-out, proper notice requirements, Fair Housing compliance during leasing, Cal/OSHA awareness on property. Candidates who've operated in other states often underestimate how much California-specific knowledge this work requires. That's not a knock on anyone; it's just the reality of this market.

Beyond compliance, the role demands a specific combination of financial discipline and interpersonal range. You're collecting rent, monitoring delinquency, issuing receipts, and making bank deposits on one hand. On the other, you're the face of the community, handling resident concerns, conducting tours, and keeping retention from slipping. Bilingual ability in English and Spanish is a real operational advantage here, not just a checkbox, given the demographics of the Spring Valley area.

Day-to-Day Responsibilities

  • Conduct unit, amenity, and common area inspections to stay ahead of maintenance and safety issues
  • Manage work orders and push toward 24-48 hour completion windows
  • Oversee move-in and move-out inspections in compliance with California security deposit law
  • Handle leasing from inquiry through executed lease, maintaining accurate applicant records
  • Collect rents and deposits, track delinquency, and coordinate with supervisors before any legal action
  • Verify that contractors and vendors carry proper licensing and insurance
  • Support budgeting and expense tracking alongside regional leadership

This position is on-site and live-in, so if you haven't done resident management before, understand what that means practically. The property is also your address. The line between work and personal time softens. Experienced site managers adjust; people new to the format often don't anticipate how that dynamic feels until they're in it.

What Makes the Difference Here

Sunrise Management operates with a hospitality-forward philosophy, which in practice means resident experience is taken seriously as an operational metric, not just a cultural talking point. Strong candidates for this role tend to have sound judgment on when to handle something themselves and when to escalate. The ones who struggle typically either over-escalate minor resident issues or sit on problems too long before looping in regional. Neither extreme works well in a lean on-site structure like this one.

Two or more years of property management experience is the baseline expectation. Comfort with property management software and Microsoft Office rounds out the technical side. The compensation range is $16.90 to $20.00 per hour, with a medical, dental, and vision package, FSA, company-paid life insurance, and paid time off.
