Property Manager

What You'll Actually Do

This role covers two Milton, MA properties: 4 Franklin and Residences at Quarry Hills. Day to day, you're the operational anchor for both sites. That means your mornings might start with a delinquency report and a call to legal, and your afternoons might shift to reviewing a capex proposal or walking a unit with a maintenance lead. The work moves fast and the scope is genuinely broad.

You'll supervise administrative, leasing, and maintenance staff across the properties, which means hiring decisions land on your desk, as do performance conversations when someone isn't meeting the mark. You'll work directly with owner representatives on property strategy and performance goals, so comfort presenting to stakeholders matters as much as comfort on the floor.

On the financial side, you'll ensure timely rent collection and authorize corrective or legal action when accounts fall behind. You'll also develop a working knowledge of the competitive landscape in the South Shore and Greater Boston markets, feeding recommendations to the Senior Property Manager on rental rates, renewal pricing, and marketing direction. Annual property audits, internal reviews, and external inspections are also part of the role's rhythm.

One detail worth noting: affordable housing proficiency is listed as a hard requirement. If you've worked with affordable programs and understand their compliance layer, that background will matter here more than general market experience alone.

What You Bring

  • At least five years of property management experience, with time spent actually leading a team
  • Demonstrated experience in affordable housing programs and their compliance requirements
  • Fluency in Yardi and Microsoft Office
  • Genuine comfort with budgets: reading them, defending them, and flagging problems early
  • Experience managing vendor contracts and monitoring capital improvements
  • The ability to hire and develop staff, not just manage them

The strongest candidates will bring a track record of proactive communication with ownership. Knowing when to escalate and how to frame a problem before it becomes a crisis is the kind of judgment that separates effective property managers from reactive ones in this type of role.

The Team and the Company

John M. Corcoran and Company has been operating in New England real estate since 1951. It's a firm with real tenure on its team, the kind of place where people tend to stay. That kind of retention usually signals something about internal culture, and it also means institutional knowledge runs deep. You'll be working alongside people who know these properties and this company well, which is both a resource and a standard to meet.

The schedule is Monday through Friday, 9 to 5. The pay range runs from roughly $73,500 to $98,800 depending on experience, with a $2,500 sign-on bonus. Benefits include medical, dental, vision, life insurance, PTO, and a 401k with company match.

If you've been managing properties where your input on strategy rarely made it past your supervisor's inbox, this role offers a different dynamic. The connection to owner representatives is direct, and the expectation is that you'll come with opinions, not just reports.
