This role puts you over a portfolio of affordable housing communities across the Colorado Springs and Denver markets, reporting up through Asset Living's third-party management structure. The compliance side of affordable housing is front and center here. You'll monitor LIHTC application and annual recertification processes, conduct file reviews, run semi-annual physical inspections, and stay current with regulatory agencies. If you've managed affordable portfolios before, you already know that a single file error can create audit exposure that ripples back to ownership. That's the standard you're held to.
Beyond compliance, this is a full regional management role. You'll build and manage operating budgets, review monthly variances against budget, and push toward the highest achievable NOI through cost control and occupancy strategy. You'll also handle capex planning, oversee vendor contracts and work in progress at your sites, and ensure property closeout and ownership reporting land on time. On the personnel side, you'll hire, train, coach, and when necessary counsel or terminate site staff, with proper documentation and coordination with HR. Approving timesheets, signing off on salary requests for Community Managers, and keeping your teams running at a consistent standard all fall to you.
Leasing and marketing aren't an afterthought. You'll develop yearly marketing plans, evaluate leasing technique effectiveness at the site level, and implement resident retention programs. Affordable communities carry their own leasing dynamics, and you'll need to understand how income restrictions, waitlists, and recertification timelines affect occupancy strategy differently than a conventional portfolio.
Asset Living is a large third-party management firm with an NMHC top-50 ranking and an AMO designation through IREM. Their affordable housing division sits alongside conventional multifamily, student, build-to-rent, and single-family rental operations, which matters for how this role connects to the broader organization. You're not operating in isolation. Decisions on staffing, capex, and budgets run through a Regional and Senior VP layer, and you'll coordinate regularly with HR and ownership reporting teams.
