What You'll Own Across the Portfolio

The scope is broad by design. On the financial side, you'll develop annual operating budgets, track NOI performance, and provide written analysis when income or expense line items drift from forecast. You'll monitor rent collections, reconcile deposits, approve vendor invoices, and ensure ownership reporting is accurate and on time. Capex planning falls to you as well: identifying capital improvement needs, reviewing bids, and checking work in progress at each site.

On the personnel side, you're the hiring authority and development engine for on-site staff. That means screening and hiring Community Managers, coaching underperformers through documented corrective processes, approving timesheets, and signing off on salary requests before they move up the chain. The expectation is consistency: Asset Living operates across multifamily, affordable housing, build-to-rent, and student housing, and the company relies on Regional Managers to apply policy uniformly across diverse asset types.

Leasing strategy is also your responsibility. You'll build annual marketing plans, evaluate whether on-site leasing techniques are producing traffic and closure, and step in on resident retention when occupancy or satisfaction trends in the wrong direction. Regular property inspections keep you close to the physical condition of each asset, even as your primary office is off-site.
