It's 7:45 a.m. and you're already pulling last month's T-12 across three states, flagging a delinquency spike at one community in Las Vegas while mentally scheduling a site visit to check on punch list progress at a new Southern California lease-up. That's the rhythm of this role.

The Portfolio and What It Demands

Flats LLC operates multifamily communities across California, Nevada, and Washington, with ground-up developments currently underway in Southern California. The Regional Property Manager owns the operational and financial performance of this multi-market portfolio, reporting into executive leadership while managing a layer of on-site Property Managers who need both direction and room to grow.

Budget ownership is real here. You'll build and manage annual operating budgets, run monthly financial analysis, and develop action plans when NOI trends the wrong direction. Owner reporting, quarterly business reviews, and capex recommendations all fall to you. When a new community opens, you're supporting the lease-up strategy and tracking the transition from delivery to stabilization. When a stabilized asset softens, you're diagnosing the traffic-to-lease conversion, reviewing concessions strategy, and working with marketing on a recovery plan.

Day-to-day operations span rent collections, delinquency management, vendor performance, preventative maintenance coordination, and compliance across Fair Housing, ADA, OSHA, and state and local regulations in multiple jurisdictions. California, Nevada, and Washington each carry their own regulatory environment, so experience across more than one of these markets is a genuine asset.

Travel is built into the structure of this role. Expect monthly portfolio visits, frequent day trips between San Diego, Las Vegas, and Portland, and quarterly leadership meetings in Chicago. The company covers travel expenses and provides a company card. A San Diego base is strongly preferred given where the portfolio growth is concentrated.

What Flats Is Looking For

  • Active California Real Estate License (required)
  • At least 3 to 5 years of multifamily experience, including regional or multi-site oversight
  • Demonstrated track record managing budgets, driving NOI, and reporting to ownership groups or investors
  • Experience supporting lease-up of new developments, not just stabilized assets
  • Comfort leading geographically dispersed teams with varying levels of experience
  • Strong communication skills with ownership groups, including presenting financial performance with confidence

The candidates who tend to stand out for roles like this are the ones who've already managed through a lease-up and know what it costs operationally to ramp a new community while keeping stabilized assets at target occupancy. Flats is actively expanding its Southern California footprint, which means this Regional Manager will carry both a stabilized portfolio and a pipeline of new deliveries simultaneously. Candidates with experience on that dual track will hit the ground faster than those whose background is purely in steady-state portfolio management.

This is a hybrid position with a preference for candidates already located in or willing to relocate to the San Diego area.
