About the Job:
Emerge Living is seeking a qualified candidate to join our Operations team as a Regional Manager. Super-organized, highly motivated, customer-oriented and success-driven creative thinkers need apply.

As a Regional Manager with Emerge Living, you will focus on maximizing the profitability of our assets within your defined market area through the creation of innovative marketing strategies, development of effective high-quality on-site teams, and implementation of quality control procedures. With your polished communication skills and experience in property management, you will work to identify and execute property goals and objectives. Using your analytical and administrative skills, you will complete market studies, create budgets, and develop pricing strategies.

The Regional Manager plays a critical role in advancing Emerge Living’s mission and strategic goals. This dynamic leadership position drives financial performance and operational excellence through an ownership-minded approach fostering accountability and cultivating a high-performing team culture. The Regional Manager ensures each community consistently achieves financial and operational benchmarks while delivering exceptional resident experiences. With a focus on exceeding market standards, the Regional Manager aligns property goals with company objectives to optimize returns for stakeholders. Acting as the COO of their portfolio, this leader influences decisions and initiatives while embodying Emerge Living’s core values. The role also supports broader organizational priorities and ensures adherence to company-wide best practices and operational standards. The ideal candidate will excel in leadership, communication, and mentorship with a proven ability to develop and inspire on-site teams.

Our exciting, fast-paced environment fosters teamwork and collaboration across all levels of the organization, allowing you to work and build relationships with associates in various departments and regions.

What You Bring: (Requirements)

• Bachelor's degree in business (preferred) or a related field or experience
• 5+ years of experience in multifamily property operations or asset management, with 3+ years managing a multi-asset portfolio.
• Advanced problem-solving and analytical skills for effective decision-making in daily operations.
• Exceptional communication skills to clearly convey updates, solutions, and changes to teams.
• Strong leadership ability to coach, motivate, and develop site teams consistently.
• Outstanding time management skills to meet deadlines efficiently.
• High-level proficiency in Excel and RealPage products.
• Willingness and ability to travel to our sites in Central Texas.
• Valid Driver’s License

What You’ll Do: (Responsibilities)

• Oversee portfolio performance aligned with company investment goals and operational strategies.
• Lead the operationalization of business plans, focusing on revenue optimization, expense control, and ancillary income opportunities.
• Manage KPIs for revenue, occupancy, leasing, renewals, rent collection, expenses, and apartment readiness.
• Conduct regular community visits, ensuring cleanliness, curb appeal, and operational excellence across properties.
• Prepare forecasts and develop strategies to address income and expense shortfalls or underperforming areas.
• Collaborate with marketing to implement tailored business plans for each asset.
• Ensure budget adherence for operating and capital expenses while driving revenue growth.
• Drive initiatives to enhance customer satisfaction, loyalty, and retention.
• Research and recommend innovative technologies and strategies to add value across the portfolio.
