Regional Maintenance Supervisor
Asset LivingThird-party management companies face a structural challenge that in-house operators don't: maintenance quality varies site to site because each property runs its own team, often with minimal cross-property accountability. A Regional Maintenance Supervisor exists specifically to close that gap. At Asset Living, one of the larger third-party firms in the country (NMHC top 50, AMO-accredited), this role covers multiple properties across the Denver region and reports upward to a Director of Facilities.
What the Work Actually Looks Like
Most of your time splits between site visits and the work those visits generate. You're walking properties to assess curb appeal, audit make-ready timelines, check inventory, and verify that preventative maintenance programs are running as designed. When you find deficiencies, you work directly with on-site maintenance managers and Regional Managers to correct them quickly. That's the cycle: inspect, identify, fix, follow up.
Beyond site visits, you're embedded in capital work. You'll help develop annual capex budgets, assist with scoping projects, and monitor vendor performance through completion. You'll also support due diligence and property transitions by doing inspections and staff assessments, which means you'll see new assets before the rest of the team does.
KPIs matter here. Make-ready completion times and work order close rates are the metrics you'll track across your portfolio. When numbers drift, you're the one who flags it and works with on-site staff to get them back on track.
Compliance is a real part of this role. You'll reinforce environmental safety programs covering asbestos, lead-based paint, and mold response across every property in your region. These aren't checkbox exercises. Regulatory exposure in multifamily is real, and keeping sites current is part of what this position protects against.
Who Fits This Role
- Extensive background in maintenance management, with direct experience leading teams across multiple properties
- EPA and CPO certifications required
- Comfortable with capital project management from scope development through vendor selection and completion
- Proficient in Microsoft Office (Word, Outlook, Excel at minimum)
- Strong communicator between field maintenance staff and office/management teams
- Able to work a flexible schedule, including hours outside the standard Monday through Friday window
The honest part: this role involves regular travel across the region, in-person attendance is required, and weeks over 40 hours are expected, not occasional. If you've managed single-site maintenance, the jump to multi-site regional oversight is a meaningful one. The administrative load is heavier, the stakeholder count is higher, and you're accountable for outcomes you don't always directly control. Candidates who do well in regional maintenance roles typically combine genuine technical depth with the patience to coach rather than just fix things themselves.
For someone ready for that scope, regional maintenance roles at third-party firms tend to be a direct path toward Director of Facilities or VP of Operations positions, especially at a company with a growing portfolio across multifamily, build-to-rent, affordable, and student housing segments.
