The Work Itself
As Assistant Maintenance Manager at a Bozzuto community in Baltimore, you'll carry a full technical load while also developing as a leader. The hands-on side covers the core trades: HVAC, plumbing, electrical, and appliance repair, along with basic carpentry, drywall, and painting. You'll manage the make-ready and turn process directly, which means owning timeliness and punch list quality so apartments are leased-ready when the leasing team needs them. Beyond turns, you'll run preventative maintenance schedules, handle grounds upkeep, snow removal, and support the on-call emergency rotation on a shared basis.
The supervisory piece is equally real. You're not just completing tickets yourself. You're modeling the standard for how work gets done and how residents get treated, which means following up on service requests, checking completed work, and keeping the team focused on the details that protect the asset's value long-term. Bozzuto properties include complex mechanical systems (central plant, split systems, boilers, chillers), so comfort with those systems is a genuine plus, not just a credential line.
What the Role Requires vs. What It Builds
Coming in, you'll need:
- 5 or more years in the trades, facilities, or residential building maintenance
- Demonstrated proficiency across HVAC, plumbing, electrical, and appliance repair
- An HVAC, EPA, or NAPE certification
- Working knowledge of OSHA standards, risk management protocols, and MSDS
- A safety-first mindset with genuine attention to detail
- Supervisory experience or strong leadership aptitude
- Physical capability to frequently exert 25 to 50 pounds of force, work at height, climb stairs, and operate in variable weather
