Asset Manager

A commercial tenant's CAM reconciliation is overdue, a parking vendor contract expires in six weeks, and the VP wants updated ancillary revenue forecasts before Friday's leadership meeting. That's a Tuesday morning for the person in this seat.

The Role

AIR Communities, one of the country's largest multifamily owners, is hiring a Senior Director of Commercial and Ancillary Services to sit at the intersection of commercial leasing, financial management, and ancillary revenue operations across a large, geographically diverse portfolio. This is a Denver-based, fully in-office position, five days a week. AIR values direct collaboration, and this role reflects that.

Reporting to the VP of Commercial and Ancillary Services, you'll own the financial and operational performance of commercial leasing and ancillary programs end to end. That means leading annual budgets and monthly forecasts, running variance analyses, preparing executive reporting on commercial rent and parking revenue, and building the financial models that inform asset strategy. You'll also monitor delinquency trends on the commercial side, partner with Accounting on CAM reconciliations, and make sure billing and lease administration are accurate and timely. None of those workstreams wait for each other.

On the leasing side, you'll develop and execute commercial leasing strategies, evaluate prospective tenants, and lead or oversee negotiations on leases, renewals, extensions, and amendments. Building relationships with commercial tenants and brokers is part of the job, and so is identifying where commercial rents, parking income, or ancillary contract terms can be improved. You'll maintain the commercial lease database, track critical dates and compliance requirements, and keep Certificate of Insurance records current. This is detailed, disciplined work underneath the strategic layer.

You'll mentor at least one direct report and work cross-functionally with Accounting, Property Operations, and Asset Management regularly. The VP partnership is close, not hands-off.

What the Role Requires

  • Demonstrated experience in commercial leasing, lease administration, and financial management in a real estate or property management context
  • Strong financial modeling and analytical skills, including budgeting, forecasting, and variance analysis
  • Working knowledge of CAM reconciliations, lease compliance, and accounts receivable management
  • Experience negotiating commercial leases and managing tenant relationships
  • Ability to translate financial and operational data into clear recommendations for senior leadership
  • Experience managing or mentoring direct reports
  • Comfort operating in a fully in-office, collaborative team environment in Denver

The candidates who stand out here aren't just financially sharp. They understand that commercial lease administration and ancillary revenue programs break down when process discipline slips, and they build the systems and controls to prevent that. Strategic thinking without operational follow-through doesn't work at this level.

This role sits at a natural career juncture between senior director and VP-level leadership in asset management or commercial operations, and the exposure to portfolio-wide financial planning, executive reporting, and cross-functional leadership makes it a strong platform for that progression.
