It's 9 a.m. on the first of the month at Providence at McDowell, and your morning is already shaped by the ledger. Which residents posted overnight, who still owes, and which accounts are moving toward a late notice. That rhythm, financial accountability layered underneath everything else you do, defines what this role actually is.

What This Role Covers

Karya Property Management is hiring an Assistant Community Manager for Providence at McDowell, a full-time, hourly, on-site position in Phoenix. The role sits at the intersection of collections, leasing, and community operations, and you'll carry real ownership across all three.

On the financial side, you'll post payments, process deposits, and maintain resident ledgers daily. Delinquency management is yours end to end: late notices, statutory notices under the Arizona Residential Landlord and Tenant Act, payment plan negotiations, and coordination with legal counsel when matters escalate to eviction. You'll also handle move-in and move-out accounting, security deposit dispositions within Arizona's statutory window, and contribute to weekly and monthly reporting on occupancy, budget variance, and collections.

Leasing is a real part of the job, not secondary to the admin work. You'll carry an individual leasing and renewal goal, conduct tours, work leads through to close, and manage the full application pipeline from screening through lease execution. Renewal campaigns, rent increases, and resident retention outreach are also part of your workload, alongside competitor surveys and occasional social media support.

When the Community Manager is off-site, you're running the property. That includes resident escalations, vendor coordination, unit turns, punch walks, and whatever the day brings. You'll also participate in the on-call rotation for after-hours emergencies.

What You'll Need and What You'll Build

This role requires at least one year in a customer-facing field, strong comfort with numbers and spreadsheet-level detail, and the communication skills to handle a frustrated resident and a vendor call in the same hour without losing composure. A high school diploma or equivalent is required. Weekend availability and flexibility during peak leasing and turn seasons are both expected.

Prior multifamily experience, especially collections and evictions, gives candidates a real advantage. Familiarity with Yardi, Entrata, or RealPage is preferred, as is working knowledge of Arizona landlord-tenant law, Fair Housing requirements, and bilingual ability in English and Spanish.

What the role builds is worth naming directly. Candidates who come from leasing or hospitality will develop serious financial fluency here: delinquency management, ledger accuracy, and budget-variance thinking are skills that carry directly into Community Manager roles. Candidates who come from an admin or accounting background will develop the leasing confidence and resident-relations judgment that rounds out a full property management skill set. Either path leads somewhere.

One honest note: Phoenix summers are real, and this role includes outdoor property walks during turns and outreach events. Physical stamina during peak season is part of the job description, not a footnote.

Compensation includes an hourly rate, leasing commissions, renewal bonuses, quarterly and annual performance bonuses tied to occupancy and delinquency targets, medical, dental, and vision insurance, a 401(k) with company match, paid time off, and a potential housing discount.
