Running a sub-300-unit property here means you're close enough to the numbers to feel every shift in occupancy and delinquency, but you're also the face of the community in ways that larger mid-rise operations don't require of their managers. This is a hands-on role.
Your mornings will likely involve reviewing T-3 and T-12 financials, tracking NOI performance against budget, and working through delinquency reports with your team. Afternoons can look completely different. Berkshire's culture is intentionally informal in spots, and resident engagement is taken seriously alongside the ledger work. You'll collaborate with your Regional Manager on annual budgets, monthly and quarterly forecasts, capital plans, and staffing plans. When something operational shifts, you're expected to understand how it flows through the financial statements, not just flag it for someone else to interpret.
Team development is a real part of this job. You'll recruit, hire, train, and assess your on-site staff, and Berkshire places genuine weight on how managers grow their people. Resident communications, service request follow-up, and community marketing (including social content) also fall within your scope.
Berkshire owns and manages its own properties rather than operating as a third-party fee manager. That distinction matters: decisions at the site level carry real weight because the company has direct financial exposure to the asset. A property manager here isn't executing someone else's strategy at arm's length. You're close to the investment itself.
Strong candidates at this level typically separate themselves through financial fluency. Plenty of experienced managers can handle leasing traffic and maintenance coordination. Fewer can look at a monthly variance report, identify whether a NOI miss came from controllable expenses or market-driven revenue pressure, and adjust their operational plan accordingly.
