The financial side of this role is real. You're managing rent collection, tracking delinquent accounts, working evictions when necessary, and submitting accurate reports to your Regional Manager. You'll do market research using public-facing sources to inform pricing recommendations. If you've ever prepared a T-12 or watched NOI move based on concession decisions, that mindset applies here. You're not just executing tasks. You're thinking about what the numbers mean for the property's overall health.
What You're Actually Managing Day to Day
On the leasing side, you're overseeing activity to keep occupancy maximized. That means watching traffic, understanding what's driving or limiting conversions, and making sure the site is positioned correctly in the market. On the maintenance side, you're building the turn schedule, coordinating make-ready inspections, managing the punch list process, and working with the roving maintenance team on anything beyond routine upkeep. You'll also monitor preventative maintenance programs and regularly walk the property to assess its condition and appearance.
The leadership piece is direct. You supervise site employees, handle coaching and development, and maintain a team environment consistent with Bigos' core values around relationships, quality, and accountability. Fair housing compliance and workplace safety are non-negotiable components of how you operate.
- 3 to 5 years of management experience, with property management preferred
- 1 to 2 years in a Property Manager or supervisory role preferred
- Proficiency in Microsoft Office; Yardi experience is a strong plus
- CRM designation preferred
- High school diploma or GED required; degree in property management preferred
- Active real estate licenses are not permitted in this role
- Solid grasp of federal fair housing law and applicable local provisions

The pay range runs $65,000 to $75,000.
