Lease-up is where property management gets compressed. You're building culture, chasing occupancy, managing a client relationship, and running financial operations all at once, often before the building has found its rhythm. Bozzuto is hiring a Property Manager to lead one of those communities in Newark, NJ, and the role carries the full weight of that responsibility.

What the Job Actually Covers

This is a full P&L role. You'll own budgeted occupancy targets, drive customer retention, and produce accurate financial and operational reports for the client. Competitive marketplace intelligence matters here, especially during lease-up when concessions and traffic patterns shift fast. You'll partner with a consumer marketing team on strategy rather than building campaigns from scratch, but you need to understand what good marketing execution looks like and hold it accountable.

The people side is equally real. You're developing your team, modeling the standards you expect, and staying close enough to daily operations that no task feels beneath you. Bozzuto's culture puts a premium on that kind of visible leadership. Weekend availability is part of the job: one weekend per month, with two weekdays off in exchange.

What Strong Candidates Bring

  • A four-year degree or equivalent experience, with at least five years in property management, hospitality, or retail
  • A real leadership track record, not just tenure
  • Revenue management, budget oversight, and P&L fluency
  • Proficiency in Yardi or comparable property management software
  • Working knowledge of GAAP basics and comfort with client-facing reporting
  • Strong written and verbal communication skills
