This position runs on three things working together: operational discipline, financial literacy, and the kind of interpersonal skill that keeps residents renewing and prospects converting. If you're someone who reads a T-12 as comfortably as you coach a leasing associate through a difficult conversation with a resident, this role fits that profile. Van Metre is looking for a Property Manager to run Aldon at Keys Crossing Apartments, a 241-unit community in Greenville, SC, reporting to a Regional Manager and leading a small on-site team of two.
The financial side here is real and recurring. You'll own the annual budget process, prepare quarterly forecasts, monitor income and expenses against targets, and keep a close eye on delinquency and accounts receivable for both current and former residents. Concession strategy, pricing adjustments, and contract negotiation for maintenance bids all fall within your scope. This isn't a role where someone else handles the numbers and you handle people. Both land on your desk.
Much of your week will move between people and paperwork. Daily or weekly touchpoints with your leasing and maintenance team members keep operations aligned and surface problems before they compound. You'll walk units, review make-ready standards, conduct market-ready inspections, and stay on top of the punch list to make sure the physical asset reflects Van Metre's standards. On the leasing side, you'll track traffic, follow up on leads, monitor lease renewals, and pull together sales administrative reports for your Regional Manager.
When things get difficult, including the eviction process when it becomes necessary, you're the one who sees it through. Deposit accounting on move-outs, fair housing compliance, and Landlord Tenant Law in South Carolina all require your attention. It's not glamorous work, but it's the kind of consistent execution that protects NOI and keeps the property running cleanly.
The schedule is Monday through Friday, 9 to 6, with occasional weekend coverage when the property needs it.
