Assistant Property Manager

The leasing office closes at 5:30, but a delinquency report doesn't care about the clock. This role puts you at the center of day-to-day operations for a 304-unit conventional property in Carson, where you're tracking collections, coordinating vendors, and keeping occupancy healthy, all from an off-site management position.

Property Management Associates has operated in the greater Los Angeles market for over 30 years, and this opening reflects the kind of hands-on, full-cycle role the company is known for. You won't be shadowing someone. You'll be running rent collections, serving notices, conducting unit and property inspections, and managing resident relations with real accountability from day one. Marketing and leasing vacant units is also part of the scope, which means you should be comfortable pulling comps and translating market survey data into actionable pricing recommendations.

What This Role Requires

The position calls for two to four years of experience managing conventional, large-scale residential properties. Yardi Voyager is a hard requirement here, not a nice-to-have. You'll also need solid footing in MS Office and a comfort level with technology generally. Vendor oversight is a recurring part of the job, so experience coordinating maintenance personnel and third-party contractors matters.

The schedule runs Monday through Saturday, 8:30 to 5:30, with Sundays off and a mid-week flex day off on Tuesday, Wednesday, or Thursday. Pre-employment screening includes a background check, DMV review, and physical.

Renter demand in this corridor stays relatively steady given its proximity to the ports and the 405/110 interchange, but the competitive set includes a mix of Class B garden-style communities where pricing discipline and consistent lease-up execution make a real difference to NOI. Candidates who understand how to read a local comp survey and adjust concessions or marketing spend accordingly will hit the ground faster than those who treat leasing as a purely transactional function.

Compensation runs $21 to $25 per hour plus commission.
