The leasing office opens at nine, but your morning starts earlier. You're walking units with the construction punch list in one hand and a leasing report in the other, figuring out which homes close out by end of week and which ones need another pass before they're ready to show. That's the rhythm of a new-construction lease-up, and it defines this role from day one.

FLATS is a lifestyle-focused multifamily operator with a distinct brand identity centered on design-forward urban living. The company is building out operations at a newly constructed community in Las Vegas and needs an experienced Property Manager to carry it from delivery through stabilization and beyond. This is a full-cycle leadership role covering leasing performance, team management, financial oversight, and regulatory compliance under Nevada law.

What This Role Covers

On the leasing side, you'll own the lease-up strategy: setting pricing, managing concessions, tracking traffic and conversion, and pushing occupancy toward stabilization targets. You'll approve applications, manage renewals, enforce leases, and keep a close eye on collections and delinquency. Monthly financial reporting, budget management, and expense controls fall within your scope as well, along with vendor invoice approvals and coordination with accounting and ownership on performance updates.

You'll supervise onsite staff, which means recruiting, training, and managing performance in alignment with company standards. Coordinating with maintenance and construction teams to keep make-readies moving, punch lists closing, and service requests resolved on time will take real attention during the lease-up phase. Regular property and unit inspections, curb appeal standards, and compliance with Fair Housing, ADA, FCRA, and NRS 118A round out the operational side of the job.

What FLATS Is Looking For

  • Prior experience managing or supporting a multifamily lease-up or new-construction community
  • Working knowledge of Nevada landlord-tenant law (NRS 118A) and Fair Housing requirements
  • Proficiency with property management software such as Yardi Voyager or comparable CRM platforms
  • Ability to analyze leasing, occupancy, and financial data and act on what you find
  • Strong leadership skills with demonstrated ability to train and develop onsite teams
  • Intermediate Microsoft Office skills across Outlook, Word, Excel, and PowerPoint
  • Valid driver's license, clean driving record, and current auto insurance
  • Nevada Real Estate License is preferred but not required
  • Bilingual in Spanish is a plus

Las Vegas is worth understanding in context here. The metro has seen significant multifamily delivery over the past few years, and lease-up timelines have extended in some submarkets as new supply competes for the same renter pool. A manager who can read concession strategy carefully, hold rate discipline where possible, and build genuine resident retention from the start will have a real advantage. FLATS positions itself on brand and experience, so the manager sets the tone for how that brand lands with residents from their first tour through renewal.

Strong candidates will bring more than operational competence. The ability to communicate leasing risks clearly to ownership, adapt pricing and marketing strategies quickly when absorption slows, and build a team culture that holds up under the pressure of early-stage operations separates the people who thrive in lease-up environments from those who struggle. This role tends to attract managers who later move into regional or multi-site oversight, since lease-up experience builds a compressed version of every skill the job requires.
