Commercial Property Manager

This role puts three skill sets to work every day: financial analysis, tenant relationship management, and team leadership. If any one of those is weak, the job gets hard fast. Lincoln Property Company is looking for a Property Manager in Los Angeles to run commercial assets, which may include office, retail, and industrial properties, and to do it at a level that serves both the client and the tenants well.

The Skills This Role Leans On Most

Financial fluency sits at the center of this position. You'll own the monthly reporting cycle, build annual operating and capital budgets, and track CAM and OpX recovery charges with enough precision to hold up under client scrutiny. Variance analysis and ROI recommendations are part of the regular workflow, not occasional asks. Intermediate to advanced Excel is a baseline requirement. Yardi or MRI experience will save you significant ramp time.

Tenant management is the other constant. You'll handle move-ins, move-outs, space walk-throughs, and ongoing tenant care with the goal of keeping retention high. That means being responsive, communicating clearly under pressure, and running a proactive AR process before delinquency becomes a client-level issue. Your ability to read a lease and translate its financial implications matters here because you'll also be coordinating lease administration and flagging expiration risk to ownership.

On the leadership side, you'll direct a team, manage vendor relationships and procurement, run the bid process, and hold contractors accountable to contract terms. You'll recruit, coach, and conduct performance reviews. The expectation is that you're the subject matter expert your team turns to, and the owner representative your clients rely on.

Qualifications Worth Noting

  • 3 to 5 years of commercial property management experience, ideally across office, retail, or industrial assets
  • Bachelor's degree preferred; relevant experience considered
  • California Real Estate License required
  • CPM or RPA designation, or active candidacy, preferred
  • Strong Excel skills; Yardi, MRI, and Kardin familiarity are a plus
  • Ability to be on-site at assigned properties regularly and available after hours when situations demand it
