Groundskeeper / Porter

Porter roles at student housing properties move at a different pace than conventional multifamily. Turns happen fast, traffic through common areas is constant, and the standard of cleanliness residents expect tends to be higher than their actual behavior suggests. PeakMade Real Estate, which focuses on off-campus student housing along with multifamily and build-to-rent communities, is hiring a part-time Porter at their Rochester property.

What the Work Looks Like

The core of this role is keeping the property presentable and functional on a daily basis. That means cleaning the leasing office, amenity spaces, laundry facilities, and common areas on a regular schedule. When units turn, you'll help prepare them for the next resident: cleaning, checking condition, and supporting the make-ready process. You'll also manage cleaning supplies and equipment inventory, report anything unusual on the property or involving residents, and follow OSHA safety standards consistently.

Physical demands here are real. Frequent lifting up to 75 pounds, bending, stooping, and working with cleaning chemicals and equipment are all part of the job. If you've done facilities or porter work before, none of this will surprise you.

What PeakMade Is Looking For

  • High school diploma or equivalent
  • Ability to follow written instructions and communicate clearly in basic exchanges
  • Safe handling and maintenance of cleaning fluids and tools
  • Physical capability to meet the demands described above
  • Reliability and a professional appearance on site

Pay runs $17.00 to $18.00 per hour depending on experience and internal equity. Benefits include a 401(k) match, a housing discount that varies by property, wellness programs through PeakMade's LiveWell initiative, and access to leadership training for those who want to grow within the company.

A Note on Student Housing Specifically

Student housing turns are compressed and unforgiving. Move-out and move-in windows are short, and the volume of unit prep that happens in a few weeks is significant. Porter staff who can keep up during that crunch, and maintain steady quality during the quieter months, tend to get noticed quickly. For someone looking to move into a maintenance tech or lead role down the road, this is a reasonable place to start building that track record.
