Castle Park is a 74-home manufactured housing community in Castle Rock, Colorado. It's a smaller property, which means the work here is varied and visible. When something's off, residents notice quickly, and so does management. That's the nature of this size of community, and it suits technicians who like ownership over their patch rather than being one of a dozen faces on a large team.

Investment Property Group, headquartered in Park City, Utah, owns and operates around 150 properties across 13 states, including multifamily, manufactured home, and RV communities. This role sits within that broader portfolio but the day-to-day is very much local and hands-on.

The schedule is Monday through Friday, 10am to 2pm, at $22 to $26 per hour depending on experience. That's 20 hours a week, which works well as a secondary income or a structured part-time arrangement. The honest caveat: the role does include after-hours emergency coverage and on-call rotation, so it's not a clean 20-hours-and-done situation every week. That's worth knowing upfront.

Day to day, you're completing work orders, walking the property each morning to catch problems before residents report them, keeping up with a preventative maintenance schedule, and managing inventory for supplies and tools. Irrigation, water lines, and sewer repairs come up regularly in manufactured housing communities, so comfort with those systems matters. Basic plumbing skills are a genuine plus here, not just a checkbox.

Because Castle Park is a smaller community, there's less buffer between you and the residents. You'll interact with them often, and how you handle those interactions shapes the living experience as much as how quickly you close a work order.   • Strong time management and the ability to work with minimal supervision
