PeakMade Real Estate manages off-campus student housing across the country, and this Maintenance Technician position sits at one of their San Marcos communities. Student housing runs on a different clock than conventional multifamily. Turn season is compressed, service request volume spikes around move-in, and residents expect fast responses. If you've worked in apartment maintenance before, you already know the pace. If that pace suits you, read on.
Your day-to-day centers on completing service requests thoroughly and on time, keeping the property looking sharp, and supporting the Maintenance Supervisor across a range of tasks. That includes HVAC, plumbing, electrical, and appliance repairs, plus preventative maintenance on equipment following manufacturer schedules. You'll handle pool maintenance and keep accurate chemical logs. Grounds, breezeways, and common areas need regular attention. During turn events, you'll help coordinate and execute make-ready work so units are rent-ready on schedule.
You'll also participate in the on-call rotation for after-hours emergencies. That's a real part of this job, not a footnote. Nights and weekends come with the territory, particularly around move-in and move-out periods.
Key qualifications PeakMade is looking for:
PeakMade offers HVAC and CPO certifications, a facilities leadership program, and additional technical training. For a technician looking to move toward a Maintenance Supervisor role, this is a real path. The company also provides monthly renewal bonuses and a recognition program that includes a 10-year anniversary trip, which signals they're thinking about retention, not just filling a seat.
What separates a strong candidate here: comfort with the student housing environment. High turnover of residents, a compressed summer turn, and a younger demographic mean communication skills matter as much as technical ones. Technicians who can explain a repair clearly to a first-time renter and keep their cool during a busy move-in weekend tend to stand out from those who are technically solid but struggle with resident interaction.
